Sell a finca in Ibiza

Sell your finca in Ibiza: discreetly, to buyers who know the island

Ibiza’s fincas are rare, and their buyers know it. Those looking for one do not ask the portals; they ask people rooted on the island. The Balearian introduces your finca quietly to the guests, owners and partners who have known Ibiza for years and are waiting for exactly such a house.

We have placed fincas and villas in Mallorca and Ibiza since 2015. For holiday lettings we are registered with the Consell de Mallorca as an intermediary (CR/364). When it comes to a sale, we work only within the quiet circle of our guests, owners and partners.

Where the buyers come from

  • Guests who return

Several thousand guests and enquirers are on our books. Many have rented the same houses for years, and sooner or later they ask whether one of them might be for sale. That question reaches us long before a sale would ever become public.

  • Owners on both islands

We let more than 100 houses across Mallorca and Ibiza, and we have visited every one of them in person. Owners looking for a second home, or wishing to part with theirs quietly, speak to us first.

  • Partners who work discreetly

Lawyers, tax advisers, property managers, architects and fellow agents we have worked alongside for years. In this circle a house is not broadcast. It is introduced, deliberately, to the one person it suits.

Why off market

Selling without a listing

A house on the portals is visible to everyone: neighbours, guests, tenants and competitors. For many owners, that is precisely the reason not to list.

Discretion

No advertisement, no board, no photographs in circulation. A prospective buyer learns the address only once you have agreed to a viewing. If you wish, they sign a confidentiality agreement first.

A price that stays calm

A listed house ages in public: every price change is traceable, every week on the market is counted. In a quiet sale you speak with a few serious buyers and keep the price in your own hands.

Lettings carry on

Guests notice nothing. We arrange viewings in vacant periods, confirmed bookings stand, and they pass to the buyer on completion if that is what you want. Your house keeps earning right up to the notary’s table.

How we sell

A network, not a listing

We do not look for a buyer on the open market. We ask people we know, people who already appreciate your house or its setting.

From our guests

We know who holidays where, who comes back every year and who has already asked about buying. When a house suits them, these guests receive a short profile of it without the address.

From our owners

Owners who want more space, a change of island or a house to pass on to their children: we know them from working together every day. The buyer of one house is often the owner of another.

From our partners

Where our own circle is too small for a location or price range, we work with selected colleagues who treat your house with the same quiet care. The arrangement is agreed in writing beforehand, and nothing leaves our hands without your consent.

How it unfolds

Four steps to the notary

  1. 1

    Conversation

You write to us by form or WhatsApp. We reply personally and as soon as we can, listen, and talk through your price expectations, your timing and the degree of discretion you want. This conversation commits you to nothing.

  2. 2

    Visit and appraisal

We see your house for ourselves, review the paperwork and tell you frankly what price we believe is achievable, drawing on our knowledge of the market and of lettings. This is an appraisal, not an official valuation. Mandate and fee are set down in writing before we show the house to anyone.

  3. 3

    Quiet introduction

We introduce your house, one at a time, to those in our circle whose location, size and budget fit, and whose identity and ability to fund the purchase we have verified. Every step happens with your consent, every viewing at a time that suits you and your guests.

  4. 4

    Negotiation and notary

We accompany the price negotiation, the reservation agreement and the coordination between both sides’ advisers. Legal and tax questions are for your lawyer and tax adviser; we keep everything moving. Our fee becomes due only on signing before the notary.

Who it is for

Who we do this for

Owners who prefer to sell quietly

Your house should change hands without anyone noticing: no portals, no neighbours, no calls from strangers. You keep control of the price, the timing and who sets foot in your home.

Agents and colleagues

You have a property that must not be advertised, or a buyer with a clear brief. We open our circle to you, on partnership terms and with a written agreement before the first contact.

Owners who let with us

Your house is already with The Balearian. Then we know it, its guests and its figures. Lettings continue until handover, confirmed bookings pass to the buyer if you wish, and your rental history becomes a documented argument in the sale.

Ibiza

Where in Ibiza fincas are sought

The green interior around Santa Gertrudis, San Lorenzo and San Rafael, the quiet north around San Juan and the hills near San José and Es Cubells: this is where the fincas our guests ask about most often stand. We let houses in every part of the island and know the people who rent them year after year.

Where the buyers come from

Finca buyers in Ibiza are international and reserved: families and entrepreneurs from the Netherlands and Belgium, from France, Italy, the United Kingdom and the German-speaking countries, increasingly from overseas too. Many have known the island for decades and want to settle in, not stand out.

What determines the price of a finca in Ibiza

In Ibiza, land, position and legality set the price of a finca, together with the question of whether the house may be let to holiday guests. New registrations have been almost impossible to obtain on the island for years; a finca with an existing number and documented rental figures is sought after accordingly. And character counts: old walls, terraces, a view over the green interior or the sea.

Questions of classification, building rights, water, access and the transfer of a tourist registration are decided by law, not by the market. Please clarify them with your lawyer or architect; we are glad to share our experience from letting fincas in Ibiza.

  • Land: plot size, classification as rustic land, protected areas and setbacks, all handled strictly in Ibiza
  • Water and services: well or cistern, mains connection, electricity, solar and wastewater treatment, real factors in value in the countryside
  • Legality: building licences or certificate of age for the main house and outbuildings, certificate of habitability and energy performance certificate; in Ibiza these are examined closely
  • Holiday rental registration (ETV): rare, and for buyers who want to let often the precondition
  • Character and architecture: traditional Ibizan construction, carefully extended, with outdoor spaces that carry the summer

For agents

Working with agents and colleagues

We are not competing for your mandate. We bring a circle of buyers that exists on no portal, and we pass properties we cannot place ourselves to colleagues who work quietly.

You hold an off market property

Your client does not want publicity. We introduce the house, deliberately, to the guests and owners in our circle for whom it fits. The mandate remains yours, and your client hears from us only what you release.

You are searching for a buyer

You have a client with a clear brief. We ask the owners we look after, discreetly, whether they might be open to a quiet sale. We name a house only with its owner’s consent.

On partnership terms, in writing

The split and the process are agreed in writing before the first introduction; terms are available on request. Who brought the contact stays documented. No property and no name leaves our circle without approval.

Paperwork and appraisal

What we need for an appraisal

The more complete the paperwork, the calmer the sale. If something is missing, we tell you who can obtain it. What is legally required is a question for your lawyer or tax adviser.

Our appraisal rests on comparable sales, the condition of the house and, where available, its rental history. It does not replace an official valuation (tasación) or a legal review.

  • Title deed (escritura) and up-to-date Land Registry extract (nota simple) covering every plot
  • Cadastral reference, plot size and the latest IBI property tax bill
  • Certificate of habitability (cédula de habitabilidad) and energy performance certificate
  • Building licences, completion certificate or certificate of age (certificado de antigüedad) for the main house and outbuildings
  • Water: registered well, cistern or mains connection, plus electricity, solar and wastewater treatment
  • Access, easements and boundaries, as far as documented
  • Holiday rental registration (ETV) with its number, if held, and rental figures for recent years
  • Running costs and upkeep: garden, olive grove, pool, caretaker

Fee

Only on success

Our fee falls due solely if a buyer we introduced acquires the house, on signing before the notary. We tell you the amount in our first conversation and set it down in writing before we show the house to anyone. Conversation, visit and appraisal commit you to nothing.

The taxes and costs of a sale (among them the municipal capital gains tax, the tax on your gain and, for owners not resident in Spain, the statutory retention withheld by the buyer) depend on your circumstances. Please discuss them with your tax adviser; we are glad to recommend experienced firms on the island.

We introduce a house only to people we know, and we tell owners frankly what price we believe is achievable.

Questions owners ask about selling

What does selling through The Balearian cost?

Our fee applies only if a buyer we introduced acquires your house, and it becomes due on signing before the notary. The amount is stated in the Fee section and in the written mandate you receive before the first introduction. Conversation, visit and appraisal commit you to nothing.

Does the sale really stay confidential?

Yes. We do not list, we put up no board, and no photographs or addresses go into circulation. Prospective buyers receive a short profile without the address and learn the location only once you have agreed to a viewing. If you wish, every prospective buyer signs a confidentiality agreement first.

Why does a quiet sale make particular sense in Ibiza?

Ibiza is small and fincas are rare. A listed country house draws enquiries from everywhere, most of them without serious intent, and is soon the talk of the island. In a quiet sale you speak with a few buyers who know the island and know what they are looking for.

Who are the buyers?

People from our circle: guests who have rented on the island for years, owners looking for a further house, and clients of partners who work quietly. Before any introduction we verify each prospective buyer’s identity and ability to fund the purchase.

What should I bear in mind with a finca on rustic land in Ibiza?

Buyers and their lawyers examine the legality of every building, the classification of the land, water and access with particular care, because the Consell d’Eivissa takes a strict line on these questions. The clearer the paperwork, the calmer the sale. We tell you which documents buyers expect; the legal assessment is for your lawyer or architect.

Does the holiday rental licence matter for a finca too?

In Ibiza more than anywhere. New tourist registrations have been almost impossible to obtain for years, so an existing number is, for many buyers, the condition for buying at all. Together with documented rental figures it is one of the strongest arguments for your finca. Whether the registration passes on sale is a question for your adviser.

My house is let through The Balearian. What happens to the bookings?

Lettings continue until handover, and we arrange viewings in vacant periods. Confirmed bookings stand; under our owner agreement the buyer steps into the contract and the bookings if you so agree. Many buyers value exactly that: a house with guests, figures and a team that already works.

Which taxes and costs arise on a sale?

In Spain a sale gives rise to, among other things, the municipal capital gains tax and tax on the gain; where the owner is not resident in Spain, the buyer withholds a statutory portion of the purchase price and pays it to the tax authority. The amounts depend on your circumstances. Please discuss them with your tax adviser; we are glad to recommend experienced firms.
