Where our fincas are
Many of these fincas are in the southeast and the northwest. The southeast, around Santanyí, Felanitx and Porto Colom, is gentle, rolling country of almond and olive trees, stone walls and small coves along the shore. In the northwest, around Sóller, Deià and Banyalbufar, houses sit on the slopes of the Tramuntana above dry-stone terraces; the range is a UNESCO World Heritage cultural landscape. At the foot of the Tramuntana near Alaró, and out on the flat farmland of the Pla near Llubí and Ariany, fincas stand among fields under wide skies. A few more fincas lie near Palma and in the north, northeast and south.
Pool, gardens and space
Every finca here has a private pool, and its size is shown on the house's page wherever the owner has provided it. Many stand in extensive grounds, with gardens, olive trees and terraces made for long evenings outdoors. Some have a heatable pool for swimming in spring and autumn, others a tennis court, and you will find those houses in our collections of villas with a heated pool and villas with a tennis court as well. If what you want is simply a finca with a pool, the full Mallorca selection is in our villas with a private pool collection.
Sea views or secluded countryside
Some fincas look across fields and hills to the sea, particularly in the southeast. Others are tucked away inland or in the mountains, secluded from roads and villages. Alongside traditional stone farmhouses there are modern fincas with clean architectural lines and wide glazing. Almost all share one thing: the beach is a drive away, often several kilometres. Plan on a hire car; our magazine has a guide to renting one in Mallorca. In return you gain space, privacy and the unhurried rhythm of the countryside.
Possessió, farmhouse, finca: what the words mean
In Mallorca a traditional country estate is called a possessió: a manor house with farm buildings and the land that once supported it, many of them centuries old. Finca is the broader word for any house in the countryside, from a modest farmhouse to a grand estate. We only call a house a possessió when it genuinely has that history. For every finca on this page we tell you plainly what it is, whether a converted farmhouse, a new build in traditional style or a modern country house.
Finding the right finca for you
For couples there are smaller fincas; for families and groups of friends, large houses with many bedrooms. How many guests a house may take is set by its holiday rental licence. For a closer edit, see our small villas for couples and our large villas for groups. Tell us when you would like to travel, how many of you there are and what matters most, whether quiet, a sea view or a short walk to a village. Florian Settele and his team will suggest the fincas that genuinely fit, check availability with the owners and come back to you as soon as possible.
Frequently asked questions
Do all the fincas have a private pool?
Yes. This page only shows fincas with a pool of their own, shared with no one. The pool's size is shown on the house's page where the owner has provided it; if it is missing, we ask for you.
Do I need a car at a finca?
In most cases, yes. Fincas are in the countryside, and the beach, restaurants and shops are usually only easy to reach by car. Distances are shown on each house's page where provided.
Which fincas have sea views?
Some of them look out to sea. Select the Sea view filter above the listings to see only those houses.
Can the pool be heated?
At some fincas, yes. Whether heating is available for your dates and what it costs is something we confirm with the owner before you book.
Do the fincas have a holiday rental licence?
Yes. We only list houses with a holiday rental licence, and the registration number is shown on each house's page. The licence also sets how many guests may stay.
What is a possessió?
It is the Mallorcan name for a traditional country estate, with a manor house, farm buildings and land of its own. We only use the word for houses that genuinely have that history.
