What a finca in Mallorca is
In Spanish, finca simply means a plot or an estate. In Mallorca the word has come to mean a country house with land, often a former farmhouse of natural stone with thick walls, timber beams and an inner courtyard, surrounded by almond, olive or fig trees. Many fincas have been carefully converted in recent decades: a pool where the cistern was, air conditioning, an open kitchen. What remains is the setting in the countryside, with quiet, long views and distance from the neighbours. On this page you will find fincas and country houses in Mallorca, each with a private pool and a valid holiday rental licence. In British usage you may also see the island spelt Majorca; it is the same place.
Renting a finca with a pool: setting, size and features
Fincas in Mallorca are found above all in the island's interior around Sineu, Santa Maria and Binissalem, in the southeast between Santanyí and Felanitx, in the south near Campos and Llucmajor, in the north near Pollença and Alcúdia and on the slopes of the Tramuntana near Sóller and Deià. You will drive to the beach and the village, usually ten to thirty minutes. Every finca on this page has a private pool, some a heated one for spring and autumn, some a sea view, a tennis court or a sauna. The filters above the listings narrow the choice by guests, bedrooms and features; the collections below sort by party size and theme.
A finca for 2, 6, 8 or 12 guests
Fincas come in every size, from a small finca for two with a pool in the courtyard to an estate with eight bedrooms for a family gathering. The guest number is always the number the house's holiday rental licence allows; the Balearic tourism law (Ley 8/2012) sets it for each house. For a search by size there are separate pages: small villas for couples, villas for 6, 8, 10 and 12 to 16 guests and large villas for groups. If children are coming, see our family villas; if the dog is coming, our dog-friendly villas.
Licence, price and booking
Every finca on this page carries a Balearic registration number (ETV), shown on its page. Without this number a house in Mallorca may not be let for holidays; houses without a licence do not appear here. The price is for the whole house, not per person, and depends on season and length of stay; the minimum nights are shown on the house's page. We check every enquiry with the owner and confirm it to you in writing, including special requests such as an early arrival or pool heating. We are registered with the Consell de Mallorca as a booking centre.
Agroturismo, country hotel or private finca
Anyone searching for a finca in Mallorca will also come across agroturismos: estates with a few rooms, breakfast and a reception, in effect small country hotels. On this page you will find something different: private fincas rented as a whole house, with your own pool and no other guests. That suits you if you want to shape your own days, with breakfast on your own terrace and evenings at the barbecue. A private chef, grocery delivery before you arrive or a hire car at the door can be arranged by our concierge on request, at an additional cost. Ask us, and we will reply as quickly as we can.
Frequently asked questions
How much does it cost to rent a finca in Mallorca?
It depends on size, setting, season and length of stay; the price is always for the whole house. You will see the price for your dates on the finca's page, and we confirm it before you commit.
Does every finca have a private pool?
Yes. Only fincas whose pool belongs solely to the rented house appear on this page. Whether it can be heated is shown on the house's page.
Do I need a hire car?
Almost always, yes. Fincas sit in the countryside, and the beach and the village are usually ten to thirty minutes away by car. We can arrange a hire car at the door on request.
Are the fincas licensed for holiday rental?
Yes. Every finca on this page carries a Balearic registration number, shown on its page. Houses without a licence are not shown in this overview.
Are there fincas right by the sea?
Hardly any. Fincas traditionally sit in the island's interior, and the coastal law protects the strip along the shore from new building. A few fincas have sea views; houses near the beach are in our seaside villas collection.
Where in Mallorca are most fincas?
In the island's interior around Sineu and Santa Maria, in the southeast between Santanyí and Felanitx, in the south near Campos and in the north near Pollença. Our region pages describe each area.
