Mallorca is issuing 1069 holiday rental licenses: Apply now and secure your chance!

Mallorca has opened a new application window for holiday rental licenses with 1069 available slots. For the first time licenses are allocated via a public lottery. This is a rare opportunity for property owners without a license. The article explains the process requirements costs and why obtaining a license can significantly increase property value.

Mallorca opens new window for holiday rental licenses

In March 2026 Mallorca introduced a new system for granting holiday rental licenses. For property owners without a license this is one of the most important opportunities in recent years to legally rent out their property. The application deadline runs until April 8, 2026.

What has changed in 2026

The previous first come first served system has been replaced. Licenses are now allocated through a public lottery system to ensure fairness transparency and legal certainty.

A total of 1069 tourist rental slots are available.

Available license types

Different license types are available including detached houses semi detached or terraced houses and primary residences with a maximum rental period of 60 days per year. Apartments are no longer eligible.

License costs

The costs are relatively low compared to the potential rental income. Detached houses cost 3500 euros per slot. Semi detached properties cost 875 euros per slot. The ETV60 option costs 291.67 euros per slot.

Who can apply

Applicants must be property owners or legal users of the property. Proof of ownership is required. Only one application per property is allowed and licenses cannot be transferred for a period of five years. Here you will find the official announcement / regulations for the awarding of holiday rental licenses (ETV sites) in Mallorca.

Application process

After the official announcement applications must be submitted online within the given timeframe. A list of applicants is then published and each application receives a number. The allocation is carried out through a public lottery. Unsuccessful applicants are placed on a waiting list valid for six months.

Requirements after approval

Successful applicants must pay the required fees and provide a municipal certificate confirming that the property is located in an approved rental zone. Within three months the DRIAT declaration must be submitted to officially start the tourist activity.

Why this opportunity matters

New licenses are rare in Mallorca and regulations have become increasingly strict. At the same time demand for legal holiday rentals continues to rise. This creates significant untapped potential for property owners without a license.

Conclusion

This announcement represents a rare opportunity. Property owners who act now can secure a major long term advantage and significantly increase the value of their property.
